How do I become a Section 8 Owner/Manager?
To qualify as a Section 8 owner, your local public housing authority (PHA) must approve you and your property. Contact information can be found on your local PHA website. Each authority has different preferences and requirements based on the area’s affordable-housing needs.
Public housing inspectors will meet with you and inspect your property to make sure it meets local building and safety codes. They will also review your rental rates to ensure they fall in line with those of comparable dwellings in your area.
Once the inspector approves your property and you’ve signed the appropriate paperwork, you can begin accepting Section 8 housing vouchers. Once the lease has begun, the PHA will mail the government’s portion of the rent to you every month or directly deposit it into your bank. The tenant will pay you the rest. The portion the government pays may fluctuate over time depending on the tenant’s income even as the rent remains the same.
